Our Fully Managed Plan is the plan which 90% of our clients have opted for. It is often combined with our Consultancy Plan for our landlords who are growing their portfolio.

We conduct multiple inspections throughout the year to ensure that your tenants are taking care of the property, keeping your investment protected. We handle all maintenance reports any time of the day and night. Tenants have a dedicated out of hours emergency point of contact for when our office is closed.
We work with a large number of vetted contractors in all trades to ensure that any maintenance issue is dealt with as quickly as possible. Our rental settlement is next working day, or on a combined settlement each month for our larger portfolio landlords. Our Fully Managed service includes Rent Protection Guarantee, in partnership with LetAlliance and is an insurance backed scheme.
In the event a tenant does not pay, we will take care of the admin and claims management; working to get you a speedy pay-out until we get the tenant out and all of your legal costs covered. We can even apply rent guarantee to tenants in situ, subject to some criteria. We don’t have hidden fees, we are transparent about our pricing and we can offer you a fixed fee service which is affordable.
A ‘House of Multiple Occupancy’ (HMO) can be a profitable investment for a landlord, however it involves a lot of work and can go terribly wrong very quickly. We manage a large number of HMO’s and are well informed about the legislation and requirements of operating a successful HMO. If you already have an established HMO, then we can ensure that you are fully compliant and well managed. Included in our HMO service is the room ‘Staging’ which makes your rooms look great in advertisements appearing across many property platforms and portals. The Assured Block Management Plan offers a range of services from a simple maintenace and cleaning schedule to the full service of concierge, fire services, risk assessments and legal services (through our panel of solicitors). We can also take care of your service charge collection, with full client account reporting and audits. Our service is tailored to each individual client, we will conduct a full compliance audit upon instruction and produce a report outlining what’s needed and the costs involved before agreeing on a bespoke service plan for you.
Our Consultancy plan is a service tailored to property investors who require a little more than just our general management service. With our In-House team of experts we also work in partnership with a range of trusted third party professionals to deliver your personalised service.
Our Consultancy plan starts with discussing your plans and goals as a landlord investor. We will discuss your end goal in the property market, find out your budget, assess your current financial position and then work to match you up with the right property investments that fit your business model. From our initial meeting we will open the doors to the right people you need to speak to, whether that is our mortgage and protection advisor, conveyancing solicitors, in-House & external property sourcers and more.
Once you are ready, we can source properties and give you professional advice on properties which you may see yourself, we can attend viewings and put in offers on your behalf andnegotiate with other agents and vendors. We will keep track of the sales progression all the way through to completion.
Upon completion of your investment, we will have already appointed a team of contractors (if needed) to begin any refurbishment or improvement works before it is ready to be tenanted. Once your property is ready, we can begin our Fully Managed Plan, providing you ongoing management of your Property with all of the assurances we offer such as the Rent Protection & Landlords Building Insurance.
Our Consultancy plan is most popular with overseas clients who cannot physically view properties, or who may not be knowledgable on the geography of the potential investments. Many of our consultancy clients are also new portfolio clients who need guidance and tailored professional advice to build a portfolio for the first time. Whatever your position, be it an overseas portfolio investor or a first time landlord, our consultancy package is a personal service which is tailored to your needs with a single point of contact.
Many tenancies have disputes between the landlord and the tenant, this can be anything from disagreeing over the liability of something that isn’t working, or when a tenant stops paying rent. All clients on our Fully Managed Plan will automatically benefit from our dispute resolution service, but we also offer this to clients as a standalone service.
A dispute between you and your tenant is not something that you may have planned for and it can be an incredibly stressful experience for both the landlord and the tenant. We have found that instructing a third party the moment a dispute arises is always best practice to resolve matters as quickly and cost effective as possible.
We can accept cases of all sizes, whether it is an argument over who is liable for replacing a broken door, or if there has been a tenancy breach and you need notice under Section 8 to be served, as well as Section 21. You will have an initial consultation with our specialist who will assess the situation, complete a compliance audit & meet/speak to the tenant before working on a plan to resolve the dispute.
We will provide you with professional expert advice about all of the options available and take instruction on the route that you wish to take. If the matter is extremely complex, we can make an introduction to our property litigation solicitors who can take instruction and work with us. Our Dispute Resolution Plan is specific to each client and following our initial consultation we will provide you with a client care letter outlining what we can do and this will include the fee we would charge for our specific requirements which will often be a fixed fee service.
